Pricing Your Home
Michele will start you off with an in-depth look at the value of your home, comparing it to similar homes in the market that have recently made transactions as well as current listings on the market. It’s imperative that the right price is selected for your listing in order to maximize the selling price of your home while also insuring that a steady flow of buyers are attracted to view your home. That balance of price is well researched by Michele and the members of the Houlihan O'Malley team before it is presented to you the sellers.
 
Staging Your Home
Once Michele and you agree that a fair price for your home has been determined, Michele will then walk through your home room by room and help you design, organize, and guide you to maximize the presentation of your home, from how it flows to making spaces look large and roomy. This staging is a crucial step in the sale of your home and Michele's eye for what buyers are looking for will no doubt bring you the best value for your home.

Photo Taking
Michele will then have photos taken of your home to maximize it’s appeal to an ever increasing on-line browser of buyers. Her photos as you can see from her past listings bring out the flow, warmth and spaciousness of each home. This can only be accomplished with the uncanny ability of Michele to help you stage your home in away you may not have thought of. Photo's play a key role in the sale of your home, and Michele will be there to make sure that they are exceptional in quality.
 
Open Houses
Once your home has been priced, staged, photographed and listed, Michele will perform Broker Open Houses in the first week of your listing. These open houses present your home to other brokers in the area that have potential clients and buyers. These open house occur during the week, and are the first step to sparking interest in your newly listed home.
 
Public Open House

Performing a public open house can be beneficial in bringing buyers into your home on a Sunday late morning. Public Open Houses performed by Michele are staffed by multiple individuals to insure that the safety of your home is always considered. Many times ads in local papers, online Listing Services and promotions will alert the public to your open house.
 
Negotiation
Michele's obligation and duty is to represent you the seller in any negotiation with potential buyers. Michele will guide your sale from offers and counteroffers and guide you along the way in the market dynamics and potential other offers that may present later in the process. Michele's hard work ethic and drive to know what's happening in the local community helps greatly during negotiations in order to fully understand what is happening currently in your market place. Once a engineering inspection is done, buyers agent will contact Michele to inform you of any potential issues such as, termites, oil tank, etc. Issues maybe resolved before or after contract signing in the form of credits to the buyers or by sellers remediation.
 
Accepted Offer
Your attorney will obtain a purchase memorandum from us. Your attorney with then prepare a contract for the buyers. Prepare all your paperwork, title, deed, certificates of occupancy, land surveys, etc, to give to your attorney.  The buyers and sellers attorneys typically take over all negotiations on credits, home inspection findings,  title  and mortgage deed issues, remedies, etc. Your attorney will receive an agreed upon down payment to put in escrow.

Begin to interview and get estimates from local movers. Our office can recommend you to certain movers and also ask neighbors and friends who have had good success with local movers.

During this time word should come from the buyers as to their mortgage acceptance and approval. Many times home sales are conditional on the buyers obtaining a mortgage so this is a major step in the closing process. This usually occurs 30-60 days after an accepted offer.

Begin to contact utility companies to discuss final read dates with electrical, oil, water, etc. The bill must be paid in full prior to your closing. Other service providers should be contacted such as cable, phone, alarm, lawn care, termite services, cleaning services, etc.

Determine a moving date and have all your contents of your home removed. House should be in “broom cleaned condition” on the date of the closing. Your home’s appliances, heating, air conditioning, electrical and plumbing should be operational. The buyers will perform a final walk through to confirm all above have been met before closing, usually the day before or on the closing date.


From accepted offer to closing date, Michele will guide you on all steps, from utilities, closing expectations, updates on approval process from potential buyers, etc. Communication during this stage is key and Michele will make sure to keep you well informed as to the current state in the selling process as well as guide you on the current moving process you are about to undertake.
 
Closing
Michele will join  you at your closing along with your attorney, banks, buyers, and any one else involved in the sale of your home. Things to remember are all keys and photo identification.
